Real Estate Lawyer, New York

Your Contract Gets Read Before You Sign

In New York, buyers and sellers almost always have an attorney at the table. A real estate lawyer reads your contract line by line, adds the protections you need, and flags title and survey problems before they become yours.

We provide real estate legal services across Long Island, New York, for homes and commercial property alike. Our office is in Huntington, and our work reaches into Nassau, Suffolk, Queens, Brooklyn, and New York City. Think of us as the property attorney you call before you make an offer, not after something breaks.

A wooden gavel rests on a closed dark green book placed on a wooden surface, symbolizing the authority of litigation. Beside the gavel is a small wooden cutout of a house, evoking themes of Real Estate Law.

Ask our team
Do I need a real estate attorney to buy a house in New York?

Not every situation legally requires one, but in New York both buyers and sellers almost always have an attorney at the table, and for good reason. Your agent and the title company can't give you legal advice. A real estate attorney reads the contract, negotiates the protections you need, reviews your mortgage terms, and checks title and survey issues before you're committed. On Long Island, where recent reports put typical homes at roughly $650,000 in Suffolk and over $800,000 in Nassau, one overlooked clause is an expensive way to learn that lesson.

When should I hire a real estate lawyer: before or after making an offer?

Before, ideally. In New York, there's a short attorney review period after the contract is signed, often described as about three days. That's when your lawyer marks up the contract, raises issues, and negotiates changes, and in many deals the contract isn't final until both attorneys approve it. On Long Island, tight inventory means offers move fast, so waiting until your offer is accepted leaves very little room. If you're searching for a real estate attorney near you in New York, make the call while you're still house hunting, and ask how quickly they return calls.

How much does a real estate attorney cost in New York?

It depends on the deal. Articles on New York closing fees often quote about $2,000 to $3,000 per transaction, and some firms advertise a flat fee of $995. Those numbers can mean very different things, so ask what's included, whether the attorney will negotiate riders or simply approve the broker's contract, and how fast you'll hear back when something comes up. We don't list our fees on this page, but on a free consultation we tell you what to expect and what it costs, so there are no surprise bills later.

Can I use the real estate lawyer my agent recommended?

You can, and plenty of people do. A referral just isn't the same as vetting. Your agent's job is to get the deal done. Your attorney's job is to make sure it's a deal you can live with. Before you say yes, ask how fast they return calls during the review window, whether they negotiate riders or just approve the broker's contract, and whether they've handled your kind of transaction. Any real estate attorney worth hiring will be glad to answer.

Can you help if I need to sell my house because I'm behind on payments?

Yes. We handle foreclosure defense, loan modifications, and bankruptcy, so we can look at the house and the debt together before you decide to list. Sometimes selling is the right move. Sometimes there's another option, like challenging the lender or modifying the loan, and the earlier you call, the more choices you usually have. New York has also dedicated more than $150 million since 2012 to free mortgage-assistance help through legal services and housing counseling organizations, and it's worth knowing that help exists. A free consultation costs nothing, and you'll leave knowing your options.

Do you handle commercial real estate legal services on Long Island, New York?

Yes. We work on lease negotiations, zoning issues, development projects, and the sale of commercial property, along with disputes when a deal or a tenant relationship goes wrong. Our office is in Huntington, we know the Suffolk County courts, and we serve clients across Nassau, Suffolk, Queens, Brooklyn, and New York City. Small businesses are a big part of the local economy: in Suffolk County, 46.6% of employees work for one. If you're buying property for your business, bring us in early so the lease or purchase terms fit how you plan to use it.
